But in the very near future, “You’ll be living in luxurious surroundings in a downtown atmosphere,” said Lewis Zlotnick, president of Woodmont Properties, one of the partners in building West Side Lofts, as he provided a tour of the project.Woodmont, headquartered in Fairfield, is partnering with Metrovation Terranomics to construct West Side Lofts the large residential and retail development at the corner of West Front Street and Bridge Avenue in the heart of the borough’s west side Arts and Antique District.Metrovation Terranomics is a Washington State-based real estate development firm that counts among its properties The Grove and The Grove West shopping centers, in Shrewsbury.The multiyear project is nearing completion, expected to be finished by February or March, with tenants moving in at that time.On the residential side, the development has 92 rental apartments units, mostly one- and two-bedroom units along with two-story townhomes and three, three story live/work maisonettes spaces, “for those who want to live above their work,” said Lewis Zlotnick, president of Woodmont Properties, believing this concept, “is unique in this area.”Under the residential units and planned amenities is the retail component with approximately 25,000 square feet. So far, Metrovation and Woodmont have leased roughly 12,000 square feet to Triumph Brew Pub and restaurant, which has locations in Princeton and New Hope, Pennsylvania. Zlotnick also announced the latest retail tenant: West Elm home furnishings, which will be using about 11,000 square feet. As for the remaining approximately 2,000 square feet of retail space, Zlotnick said, “We’re waiting on some counter offers.”The project includes a 221-stall enclosed parking garage intended to provide spaces for the commercial and residential tenants, customers as well as making spaces available for the public at large, according to Zlotnick.The developers had previously offered a VIP registration for early leasing of residential units, getting about 2,000 potential tenants to sign up. The registration resulted in 26 leases signed. “That’s a very good statistic, Zlotnick noted, “given the building is not completed.”Rents on the residential units will range from $2,200-$4,400 monthly, depending on the units, Zlotnick said.To give hopeful residents an idea the site has a completed and furnished model, displaying one of the live/work maisonettes spaces. That space has two baths, two bedrooms and full kitchen in the two-tier living quarters, and “it has all the feel of a luxury home,” Zlotnick offered.Every apartment comes with its own hot water heater and washer and dryer, he said.One of the major selling points the representatives stressed is the site’s offerings of available shared space and services. “What’s also great is the amenities,” said Mark Anderson, community manager for West Side Lofts. And those include a lobby area which is planned to have seating and TVs available and a fireplace. There will also be a game room and gym area. “So, you’ll have very little excuse to not get your workout in,” Anderson kidded.The rooftop lounge area, on top of the contemporary architecture building’s five floors, will have a hot tub installed and a kitchen area for the residents, as well as a view of area that takes in both the Navesink and Swimming rivers.In this location “You’re not a prisoner of your apartment,” Zlotnick said. “It’s conducive to socializing, meeting your neighbors.”Another big draw and a major thrust of the marketing is the location: situated a short walk to the borough’s downtown and even shorter walk to the NJ Transit commuter station will be a draw for many, Zlotnick explained.“There is an opportunity for downtown living,” he said, noting the project is being marketed to young professionals and Baby Boomers who are looking to downsize.Local officials have long touted the project seeing it a cornerstone for the burgeoning west side redevelopment.

3 March 2014President Jacob Zuma has called on young South Africans to dream big and to help the country move towards meaningful economic emancipation, saying that youth development and empowerment was “critical to the success of our democracy”.“You must dream about a prosperous South Africa; we dreamt about freedom and it happened,” Zuma said in his address to the Presidential Youth Indaba on Jobs and Skills in Boksburg, east of Johannesburg on Sunday.Zuma said the government was investing heavily in education and skills development, which were key to enabling young peopleto run the country’s economy.“To date over 8 000 youth have been assisted to rewrite their matric,” he said. “The results in 2013 were an impressive 78% pass rate.“At the level of higher education, 12% of our population now hold a postgraduate qualification, up from 7% in 1996. Student enrolments at colleges have increased by 90%. There are increases in enrolments at universities and universities of technology as well.Zuma said South Africa had to build an inclusive economy that created jobs, but importantly also one that reflected the demographics of the country. He said the ownership, control and management of the economy had to be changed, working with business, labour and the community sector.While ownership of the Johannesburg Stock Exchange had changed only slightly since 1994, Zuma welcomed the fact that over R600-billion in black economic empowerment transactions had been recorded since 1995, while the percentage of black people and women in senior management had increased from less than 10% in the 1990s to over 40% today.National Development PlanZuma asked the young conference delegates to start thinking about their contribution to growing an inclusive economy and to moving the country forward, and to familiarise themselves with the government’s long-term strategy for job creation and poverty reduction, the National Development Plan (NDP),“Within the NDP are some instruments that we want you to know and understand very well as young people,” he said.The President noted that the youth had pointed out issues of concern, such as work experience and finding the first funding to become an entrepreneur, adding that he was pleased that the heads of funding agencies like the Small Enterprise Finance Agency (Sefa) were in attendance at the Indaba.In the past year, the Industrial Development Cooperation (IDC) and Sefa had approved funding of more than R160-million for young entrepreneurs.Zuma also noted that the government’s Expanded Public Works Programme (EPWP) had created 3.7-million work opportunities between April 2009 and September 2013, while 277 out of the country’s 278 municipalities had signed protocol agreements committing them to achieving their EPWP targets.The EPWP targets women and the youth, with 54% women and 50% youth making up the participants in the programme.Source: SAnews.gov.za

The building is encased in the marque’s trademark black, the cars in the driveway are emblazoned with the logo, even the concierge is standing behind a Zegna-flagged podium. “Welcome to the Portman-Ritz Carlton. Welcome to Zegna,” says the concierge as he opens my door.Turns out there is a rather large corner of a foreign field that is for now Ermenegildo Zegna. The marque’s centennial celebrations, which began last spring in Italy, have wound their way to China. The timing couldn’t be better. The city is overrun by the world’s notables, here for the Shanghai Expo. The brand’s fifth global concept store has opened in town. And most fittingly, China has just whizzed past Japan as the world’s second-largest economy.Everyone is talking about Louis Vuitton’s dream run in China. Few know that Zegna is following close behind. The first Ermenegildo Zegna store in Greater China opened in the Beijing Peninsula Hotel in 1991. The brand now has over 75 stores across the country. The latest store just opened in Ulaanbaatar in Mongolia (yes, you read that right).The VIP room where clients get personalised serviceFor its centennial-celebrated only in Italy and China, I’d have you know-the brand has taken over a good part of the Shanghai hotel for its employees and guests. It’s quite a takeover. The lobby is overrun by suits; the keycard sends you to a Zegna room where the phones have a special Zegna Hotline number, the flowers come in a little branded box; even the lozenges are encased in little black logoed wrappers. Zegna is clearly making a statement, staking its claim to China, where it was the first luxury brand to open directly-operated stores exactly 20 years ago.The posturing is atypical of the low-key brand but impressive. It’s also easy to understand. Zegna’s sales in emerging economies now account for 40 per cent of its total sales and, to a large extent, offset the contraction seen in traditional markets like Europe and the US. A rapacious appetite for luxury goods is seen as a bellwether of a blooming economy. For much of the last few decades, that appetite has been strongest in Japan, making it the darling of the luxury world. When Hermes put out a coffee table book on its remarkable history a couple of years ago, it came in only two languages: French and Japanese. When the chef of Le Meurice went missing from the hotel’s kitchens, you could be sure he was doing demos for prized clients in Tokyo. Well, not anymore. He could well be in Shanghai.The company is run by fourth generation Zegnas, chairman Paolo, image director Anna and CEO Gildo, standing in the new Shanghai storeBecause China is the new Japan. Zegna is 100 per cent cashmere proof of that. This is the market that helped the brand contain the effects of the economic crisis that broke in 2008, and grew the group’s business by 29 per cent in 2009. It’s the jade in luxury’s new crown.Gildo Zegna, CEO of the Ermenegildo Zegna Group, is proud to admit that Greater China has become the biggest market for the Zegna brand worldwide. And to put his money where the mouth is. For the Beijing Olympics, his company shot the first-ever luxury menswear campaign in China with a budget of over 20 million Euro (Rs 120.8 crore). An integrated ad campaign across large format billboards, print and online videos, it was, cleverly, called Great Minds Think Alike. Actually, the brand’s intentions were made clear back in 2004 when, on a visit to the Shanghai International Circuit, chairman Paolo Zegna tried racing in a Maserati car bearing the Zegna logo and a fabric pattern, and explained his increased presence in the country: “In Europe, the competition is fierce and the pie is getting smaller. The brand’s new 7814-sq-ft global concept store stands on Huaihai Road, which hosts the who’s-who of excess. Next door stands a humungous Louis Vuitton outlet; across the road, Hermes has taken up the whole block for its new retail offering.Zegna’s global concept stores are the result of a partnership with Peter Marino, where the architect echoes the brand’s quality materials and contemporary style across the outlet. Marino, who has also designed stores for LV, says the fabrics created at the Lanificio Ermenegildo Zegna since 1910, in Trivero Italy, are the “pivotal inspiration for the store design, with Zegna’s spirit and inspiring brand story manifested directly on the building’s sandblasted glass faade”. Folk singer Sa Dingding performs in Mandarin, Tibetan and SanskritThe mirrored lights represent the trademark pinstripe livery fabric while the metallic strands in the windows resemble the woven composition of textiles. The central staircase is the sexiest feature, with an overlaid woven structure of criss-crossed polished stainless steel rods behind a glass curtain wall.A marble stripe traverses the store floor, in reference to the selvage on Zegna fabrics, the signature line at the edge of bolts of fabric that guarantees authenticity. The colour palette that runs alongside the wood and stone is, but naturally, overtly masculine.While this is the fifth global concept store created for the world leader in luxe menswear by Marino, the VIP luxury room (with a pale gold palette of stucco, where clients are given individual style consultations and personalised service) is exclusive to Shanghai. All of Zegna’s diverse collections ranging from formal to casual wear and accessories to the Z Zegna and Zegna Sport brands (think shearling coat trimmed with crocodile and leather jackets lined with wool), are displayed within the store’s two floors.On the evening of the official opening of the store is the much-touted centennial party. It starts solemnly enough with the launch of an exhibition, entitled A Century of Excellence. From Textile Factory to Style Factory, that was unveiled in June in Milan’s design museum La Triennale. Cocktails at the store follow, and then the Zegna club of family and friends trot off to the Shanghai Music Hall for the Autumn-Winter’10 Ermenegildo Zegna and Z Zegna shows. Under a mammoth canopy, watched by famous local faces from business, entertainment and fashion, as well as people who’ve flown in from Hong Kong, South Korea and Japan, 48 international models strut the latest designs from Milan on a 60-metre stone runway.The marque’s leather corner at Shanghai Grand Gateway PlazaShow over, the guests traipse across to the 17,222-sq-ft structure created next door for the afterparty. The place pulses with an abundance of surreal realism. Psychedelic visual displays are projected on suspended cylindrical screens and lightbeams bearing the Chinese term for ‘100 years’ swim through the air. Chinese folk singer Sa Dingding performs in Mandarin, Tibetan and Sanskrit, accompanied by dancers doing a traditional Chinese fan. Irish singer Roisin Murphy has the next act before New York’s DJ Coleman gets people on the floor and the real party going.Most of the crowd is young and male. That’s easily explained: 80 per cent of male Chinese consumers making luxury purchases fall within the age bracket of 18 to 44. Gildo says he expects the region’s sales to grow by at least 30 per cent this year by catering to the established, older clients with its premium made-to-measure products and targeting young money in China’s second-, third- and fourth-tier cities through the edgier Zegna Sport and Z Zegna brands.Last heard, Zegna was finalising its 20th anniversary celebrations in China for 2011. Watch out for that party if Gildo’s sales projections stay on track. The Ritz-Carlton be damned. They may need to take over Tiananmen Square for that one. Facing trauma in childhood can significantly change the structure of the brain, which may result in severe depression which could even be recurrent in adulthood, say researchers. The results from MRI scan images suggest that both childhood maltreatment and recurring depression are associated with similar reductions in the surface area of the insular cortex, part of the brain that regulates emotion and self-awareness. This reduction could make a future relapse more likely, said the study, published in The Lancet Psychiatry journal, which found childhood maltreatment one of the strongest risk factors for major depression in adulthood. Also Read – An income drop can harm brain”Given the impact of the insular cortex on brain functions such as emotional awareness, it’s possible that the changes we saw make patients less responsive to conventional treatments,” said lead researcher Nils Opel from the University of Munster in Germany. The study included 110 patients aged 18 to 60 years. Of the 75 patients who experienced a relapse, 48 had experienced one additional episode, seven reported two episodes, and six experienced three episodes. Fourteen had a remission period of less than two months and could therefore be regarded as having chronic depression. The findings are to develop or improve risk-adapted interventions for people susceptible to a worse long-term clinical outcome. Future research should therefore explore how the findings could be translated into care and treatment that could improve patient outcomes.
Darjeeling: The Gorkha Janmukti Morcha (Bimal Gurung faction) suffered another setback with Rohit Thapa, the organisational secretary of Dooars tendering in his resignation from the party.Talking to mediapersons in Siliguri on Monday, Thapa stated that he has resigned as the party has been taking decisions without consulting the leaders and supporters on ground zero. “Since 2008 I have supported and worked on the behest of Bimal Gurung in Dooars. We have faced so many problems and oppositions yet have worked for the party. However, now decision are being taken unilaterally from Delhi without any consultations,” stated Thapa. Recently Swaraj Thapa, a close confidant of Bimal Gurung and advisor, had also resigned from the party.
